What should a small landlord look for?

At 1 to 50 units, the price rule matters more than the headline price. A flat monthly plan costs the same at 3 units or 40, while a plan with a monthly minimum can cost more for 5 units than a flat plan does for 50. The pricing page works out every plan at your unit count.

Then check what tenants pay. Free plans charge tenants for paying rent by bank transfer or card and charge applicants for screening, and the amounts differ by tool. Each tool's page lists its fees with the source.

Last, check the landlord app if you plan to manage from your phone. App Store ratings are one public signal the rubric can use, so it includes them; check the rating count, because some apps have only a few dozen.
